Will I receive the Title Deed in my name upon making the initial down payment, or will it be granted upon the completion of the full payment?
In Turkey, investors are issued the title deeds once they fulfill the entire payment amount, in accordance with the established rule for the real estate purchase process.
What level of security does my investment have?
Title deeds are transferred by seller companies in compliance with Turkish regulations upon completion of buyer payments. The management company boasts an experienced team of engineers and a labor force. All return figures are purely estimates and are subject to change based on market conditions. Farming activities inherently entail both opportunities and risks. The management company explicitly disclaims any responsibility for associated risks, acknowledging that the investment may be negatively impacted due to the nature of the business.
Am I allowed to construct a house on my property?
Landowners have the freedom to build a house in adherence to local regulations. Each piece of land is granted 75 sqm, provided that it does not surpass 150 sqm (75 sqm per floor, with a maximum of 2 floors). It's important to note that constructing a house may impact income due to the reduction in cultivated area.
Am I permitted to sell my land at any given time?
Certainly, as stipulated in the contract, you have the option to exit or sell your land by providing a 6-month notification without incurring any additional penalties. We can resale your land with charge a 3% commission.
Are there any operational or maintenance fees imposed on buyers by the management company?
As part of the investment nature, there is no income for the initial 3 years until the first harvest, and in certain instances, the development of the trees may extend this timeframe. Throughout this period, the management company covers all expenses until the first harvest year. Following the first harvest, the management capitalizes on the produced goods, and the net income is distributed to investors after subtracting operational costs like labor, utilities, and harvest expenses. Investors receive 80% of the net profit, while the management company retains 20%.
Is the sale price of walnuts subject to market fluctuations, and what specific price reference is utilized?
In Turkey, the price of walnuts has consistently increased in Turkish Lira terms. The global USD price of walnuts is typically influenced by the supply-demand ratio, with USA producer prices often impacting global prices. Turkish prices are interconnected with currency rates and import tax rates in the country due to this situation. As a standard practice, we typically reference the lowest wholesale market prices.
